Motel Industry

 I am often asked be members of the public what is the size of the motel industry in New Zealand. The Motel Association of New Zealand has currently 950 members covering 65% of the industry. The figures below are a generalization as so many variable aspects come into effect as location, presentation, the market being aimed for etc. Motelling is an ideal industry for couples who wish to work together.  

  • A motel may cost anywhere between $350,000 for a small 10 units or fewer to $1.5 million for a motel with upwards of 50 units depending on location & presentation.
  •  Annual revenue is typically $300,000 - $650,000 although the bigger motels will earn considerably more.

New GST Rules – Land Transactions Zero-Rating

The new GST Rules information has been supplied by Thompson + Partners Ltd - Chartered Accountants, Palmerston North Ph (06) 356 5301

New GST rules were introduced 20 December 2010 and apply to land sales on or after 1st April 2011. These changed were enacted under the Taxation (GST and Remedial Matters) Act 2010.  The key feature of the changes is that GST registered vendors of "land" are required to charge GST at the rate of 0% on any supply of land to a GST registered purchaser provided certain conditions are met.

This was very well supported with 31 people attended showing interest in the motel industry.Guest speakers were Motelier Keith Wiggins from Harrington's Motel who gave an excellent review on what to expect when you buy your first motel, Kirston Kupa Solicitor from Fitzherbert Rowe looking at the legal aspects of purchasing a motel including lease documents and public accountant John Whitehead on how to read financial statements and to look for any discrepancy and myself as the Motel Broker on assisting people to purchase a motel.

Visitor numbers in Wellington up 12%

 An extra 7,000 visitors staying in Wellington, hotels,motels,and Backpacker lodges increased 12% in April compared with the same month last year. Positively Wellington Tourism said the international numbers in April were boosted most by Australians coming for short stays.
 The latest international visitor survey for Wellington shows figures for May were up 13% on a year ago, the vast majority from Australia. In the 12 months to May, Australian arrivals in Wellington were up 9% to almost 120,000,
Positively Wellington Tourism said the city would be featured on prime-time television in Australia next month.

International tourist numbers rebounded more than expected in April, following a slump after the Christchurch earthquake in February, but visitor numbers from north Asia are still half those of April last year. Nationally seasonally adjusted visitor arrrivals rose 8% between March and April 2011. According to Statistics New Zealand figures. This is great, tourists returning to New Zealand.

2010/2011 financial year has come to a close: For moteliers with motels for sale or considering placing their motel on the market, you should prepare the following information to assist with a smooth selling process.
  • (a) 2/3 years financial figures (profit & loss statement from your accountant)
  • (b) GST Returns for the same period
  • (c) Ask your accountant about the new GST regulations
  • (d) Copy of lease document
  • (e) List of chattels
Further assistance is a list of extra expenses that has been paid during the year. Costs of these effect the net figure for the current financial year. Should you be near a rent review, it is better to have negotiated. Often vendors are reluctant to supply all the information, they feel this is an intrusion into the privacy of their business. Having the information readily available gives any prospective purchaser the confidence that there is no hidden information, giving the prospective purchaser confidence the business is sound. A happy purchaser the smoother the transaction all helps to make for good relationships between purchaser & seller.

 

 
Maintenance

Of most importance is to have any building and grounds maintenance that is due, to-be given attention. Don't leave it, to say "it will be done by settlement date". Purchasers like to see that the property has no deferred maintenance.
Good presentation throughout, buildings, grounds tidy, exterior cladding washed down etc. Plus good business records gives confidence to purchasers that they are looking at a sound proposition. View from the street of a well maintained property helps the draw attention from a guest or prospective purchasers.

 

 
China Southern Airlines' Flies into Auckland

China Southern Airlines launches direct flights between Auckland & Guangzhou. China Southern Airlines is the largest airline in China.The first flight touched down in Auckland Saturday 9th of April. China Southern's service will travel three times a week between Guangzhou and Auckland. This route is expected to bring in 25,000 visitors in it's first year, with an estimated $75 million of extra value to the economy. The airline is injecting $10 million into a marketing campaign aimed to promote New Zealand as the ultimate tourist destination. Tourism New Zealand spends more than $10 million a year in China, with marketing focused on people with New Zealand as a tourist destination. Looks good with more tourists coming to New Zealand.

This complex offers a new standard of accommodation in Feilding. All units ground level plenty of parking for larger vehicles.   • Uk down 7%
